Sunway Malls has unveiled Sunway Big Box, Malaysia’s first retail hybrid park at a key tenant unveiling ceremony which places its tenancy at 85% ahead of its opening this coming mid December 2019.
The development is the seventh retail development under the Sunway Malls umbrella which currently has 7.7 million square feet in net lettable area (NLA) under management and in the pipeline and will offer both Malaysian and Singaporean shoppers a unique retail proposition.
Sited on a 24-acre plot of land, Sunway Big Box is integrated with an upcoming 280-room hotel development, a 170,000 sq ft NLA office tower and is connected to a 38-acre extreme park component. Comprising a combination of 13 large format stores providing immersive brand experiences and regular retail outlets set in within a green space, it has a total gross development cost (GDC) of RM250 million. The two-floor retail cluster spans across 500,000 sq ft NLA, offering close to 100 retail, F&B and entertainment stores.
The 36 key partners who have been unveiled at Sunway Big Box today are NSK, SSF, BookXcess, Golden Screen Cinemas, Loon Sing Restaurant, MOX, Sports Direct, EnerG X Park, Ace Hardware, Happy Fish, Mr DIY, Tomaz, Caltex, Starbucks, KFC, Burger King, Skechers, Young Hearts, Universal Traveller, Thai Odyssey, Gintell, Guardian, Maxis, U Mobile, Mr Dakgalbi, Absolute Thai, Chicken Rice Shop, Gong Cha, Tealive, Dum Dum Thai Tea, Famous Amos, Tan Ngan Lo, Funskate by Cobay, KB Fun, MyNews.com and Pet Lovers Centre.

Sunway Big Box is meant to be the place for people from all walks of life to congregate, shop and socialise,” said CEO of Sunway Malls and Theme Parks HC Chan in his opening speech.
“Sunway Big Box is our second retail development in Sunway Iskandar. Sunway Citrine Hub was our first, opened last year, and it is now fully occupied. With Sunway Big Box opening in December, we will have more to offer the community in Johor,” he added.
The retail park is the closest to Singapore via the Coastal Highway Southern Link (CHSL) and has a catchment of 200,000 within 20 minutes. A total of 107.9 million people used the Causeway and the Second link in 2015.
First of Its Kind Experiences
Sunway Big Box will host the first Happy Fish Swim School centre in Johor, complete with a 25-metre heated lap pool. Another activity that visitors can indulge in is a 16,000 sqft trampoline park known as EnerG X Park. The community will also be able to enjoy a 30,000 sqft BookXcess, the first in Johor, carrying over 1.5million books in its outlet.
Additionally, home improvement store SSF, will feature complete show units with different sizes whilst NSK will be offering wholesale goods at competitive prices. The furniture in SSF will include a range that is suitable for Singapore’s Housing & Development Board (HDB) flat sizes. MOX, a Singaporean co-working and co-making community space for creatives to gather, collaborate and share will also be part of the retail park.
Sunway Big Box will be connected to adjacent KFC, located above Caltex, and Starbucks outlets with drive-through facilities via pedestrian bridges. The Burger King outlet will also feature a drive-through facility.
Sunway Iskandar Poised for Growth
Sunway Berhad, Property Division, Managing Director, Sarena Cheah said that the opening of Sunway Big Box is part of Sunway’s commitment to build the thriving RM30 billion township in Sunway Iskandar in the next 20 years.
“Since we first started, we launched and have in the pipeline close to RM3 billion in properties. Of these RM2 billion are property developments and RM600 million are property investments. In the next five years, we will be building the Big Box Hotel, the Big Box Office Tower, a Chinese school, SJK (C) Cheah Fah as well as expanding the Sunway International School, Sunway Iskandar.”

Besides the bus services, there are Grab stations available and we have recently engaged SoCar, Malaysia’s leading car-sharing network to ease the transportation needs for the community. Lastly, we have also signed an MOU with Singapore technology company CtrlWorks, the creator of Scootbee, to be the first to debut the autonomous electronic scooters in Malaysia. The trial and test bedding Scootbees are now available at Sunway Iskandar.”
